About the Project

Thirteen recessed Executive motorized retractable screens and two single door screens from Phantom are being installed at The New American Home 2012 in Orlando, FL. The screens provide protection from insects and solar shading — delivering comfort for the homeowners, reducing energy costs from air conditioning and creating a truly flexible living space.

Currently being constructed, the home is a contemporary re-interpretation of the classic white box house design made popular in the 1960s and 70s by such architectural luminaries as Le Corbusier and Richard Meier.

Centerpiece of International Builders’ Show

The New American Home (TNAH) is constructed annually as a centerpiece for the National Association of Home Builders (NAHB) International Builders’ Show to showcase innovative construction technologies and the latest building products. The 2012 International Builders’ Show is in Orlando, Florida from February 811, 2012.

Designed and built by Phil Kean of Winter Park, Florida, the new home takes advantage of the latest building technologies and design trends. Kean has designed The New American Home 2012 to take maximum advantage of Florida’s friendly climate. Movable glass walls and Phantom Executive motorized screens provide a seamless flow from the indoor to the outdoor spaces. By focusing on functional and transitional spaces as well as extraordinary attention to detail the design maximizes the efficient use of space to create a calm and serene living environment.

Executive Motorized Screens

Phantom motorized Executive retractable screens are designed for larger openings in both interior and exterior applications. They can also be recessed in cavities above an archway or large opening so they are virtually out of sight when retracted. A single Executive screen will cover a maximum opening of 25-feet wide by 16-feet high. The motorized Executive retractable screen offers the ultimate in solar shading and insect protection with convenience and luxury — blending form, function and comfort. The Executive can also help homeowners maximize energy savings, reducing the amount of air-conditioning needed to cool the building. The screen’s motorized system can be programmed with sun and wind sensors, and can be integrated with building automation systems to ensure the screens come down at a specific time of day when extra shade or insect protection is needed.

Green home

At 4,181 square feet, the home is the smallest in The New American Home series in many years. It will be shown as a two-bedroom floor plan to appeal to empty nesters, but has four additional rooms which could be converted to bedrooms if necessary. Phil Kean hopes the home will achieve Emerald status under the NAHB Research Center’s green building certification process. The process is based on ICC 700-2008 National Green Building Standard™ principles and Emerald is the highest of the four levels of achievement a home can attain.

Registered attendees at the 2012 International Builders’ Show can tour The New American Home daily during the show via free shuttle buses (ticket required) departing every half hour from the Orange County Convention Center.
